Bahria Enclave 2 Current Situation & Future

Unfortunately Bahria Enclave 2 pricing value is going down day by day which is badly impacting investor and regular customer trust on Bahria. Lot of people invested their money in Enclave 2 but now they are totally stuck. Profit is far even they don't have any way to bear even a little loss and come out from this business death game.

Enclave 2 current situation: let's analyze the situation through 5 marla plot then you can have idea for other sizes plots. If still required we can discuss in comments area. Well, if we look through 5 marla Enclave two people booked it on high prices even on Rs. 1500000 (15 lacs) and now people are ready to sell the same amount file on Rs. 550,000 but no one is there to buy this even. Bahria control rate was Rs. 9,39,000 but be reminded Enclave 2 booking was not available for regular customers and investors but it was given to a couple of big dealers who added their own money and made the rate around 15 lac in start. Ohhh! Bahria is asking for installment as well.

If you see above, i mentioned FILE somewhere. Yes file, we can not call it plot because it doesn't exist on the ground, Even Enclave 1 portion doesn't exist on the ground. We understand it might have good location but current situation's blue print is pretty visible.

Enclave 2 Future: The time when Bahria launched Enclave two, Bahria Rawalpindi/Islamabad market was pretty high, therefore Bahria introduced this project with high amount. As in example Rawalpindi Bahria phase 8 M block 5 marla plot total price was 31 lacs, so Bahria thought why make the Enclave 2 worth 39 lacs as it has best location. But who knew, M 5marla plot now easily available @ 18 lacs. So if this is the case then a mentely stable person will never buy E2 plot with triple than M block 5 marla plot which is on ground as well.

The 2nd main reason on Enclave 2 collapsing is, Bahria launched Bahria Town Karachi with low cost. Where 5marla plot cost you 1,70000. Now image why one should buy Enclave 2 even at 5,50000? So Karachi project is more attractive for the investors.

What should I do now?: you have two option, if you don't have enough money then simply wait at least for 2 years. The other option is, if you have money then buy one more plot at low rate which will make your both plots buying average to some 7 to 8 lacs. So as you see Bahria publish some ad or do something in the favor on Enclave 2 then for some time maybe rate will go high and there you will throw your both files in the market and you can come out from this lossy game.

Last Date of Transfer & Open for All Bahria Town Karachi Projects – 08 Jan, 2014

Today Bahria Town announced last date for registration open and registration transfer for a ll Karachi projects (Bahria Town Karachi Residential, ICON, Tower, Opal 225 & Hoshang Pearl). The last date is Wednesday, 08 January, 2014. After that you will not be able to transfer your registration and also you can't re-open your Residential open certificate. This news was appeared by Bahria town in Jang news paper today (07-01-2014).

After this news paper ad I received a lot of calls this morning from our visitors, who were in confusion due to this open and transfer closing date. A few friends were thinking their open certificate will useless after due date if they don't transfer their forms on their name. Therefore, let me try to clear the situation here:

None-open slips status after 08 January: Who has blue none-open slips after 08 January, he/she will not be able to sell their registration forms because registration transfer wouldn't be possible after mentioned due date. So I strongly recommend such friends, please go to Bahria office right away and have your slips opened. Don't forget to get a Rs. 2000 Pay Order on Bahria Town name.

Open Certificate status after 08 January: Who has Karachi open certificate after 08 January, they are safe and they can sell their registration slips to anyone/anywhere without any issue. But the difference would be, they will not be able to Re-open their registration forms after due date. This is called Open valid and Open expire. Some other time I will share detail on that as well.

People are a bit confused for still location not announced but they should not get worried cause Bahria Tower and Bahria Icon is a living example of their existence in Karachi then why not Bahria Town Karachi.

Not sure when but news is floating that soon Ring Road will be started by Punjab government which may become a good sign for many people but for some peoples this is not a good news. Specially for them who's plots are coming on ring road's way. Similarly many plots are impacted in Bahria town due to this ring road. In Bahria town ring is marked between Sector C and Sector E near main Jamia Mosque. It will impact 800 feet surrounding area.

Bahria Town Karachi Registration, Booking and Future

Bahria Town Karachi is blasting mega project by Bahria Town team in Karachi. This contains basically three categories i.e. Bahria ICON, Bahria Tower and Residential master planned community, we heard there will be more than 200000 plots(different sizes) will be allotted initially. So to achieve mega plan Bahria Town initially started registration process so they get an idea of people interest and understand the trend.

The way to work of Bahria is to get start booking, get money and then buy land accordingly. But here Bahria started members registration. So only those will get the confirm booking or will be able book the plot / shop / apartment in Bahria town Karachi who is registered member.

What is the future of Bahria Town Karachi and what would be the exact result of this registration we don't know but what we know is, Bahria started the registration in Rs. 15000 but today Karachi membership form worth 170000 and it is increasing more. The other thing we know is, Bahria had the same registration process in 2005. At that time they launched Cards instead of forms, a lot of people registered and got Cards for Bahria town Lahore Sector C and Bahria Town Phase 9 Rawalpindi. Result for that was, people received booking forms in 2006 at their door step. Those days plot price was Rs. 4 to 6 lac but today the same plot costs more than 70 lac. Pardon me, if pricing is not very correct.

Karachi registration process started in last September and the last registration date was October, 04. Many people across the Pakistan got registered for Karachi project. After closing member registration Karachi form price increased to almost double and that price last for a few weeks with a slight up/down. Afterwords Bahria announced membership transfer and open process from November 04. In result, just in one week the membership price shoot up to unbelievable high cost and last updated price was 170000 in Lahore and Pindi. However, now rumors circulated that this price will go down for a couple of reasons, once reason is a Real Estate expo is going to be held at Karachi no 17th of November.

Bahria Town Lahore Sector F is a safe and good investment (Hussain Kaisrani)

I am receiving emails and queries about Bahria Town Sector F. Friends want to know whether it is approved by DHA or not. What is its legal status. Whether it is a safe and good investment or not. I am sharing my views about all these quires. Almost all the information is already available in my blog posts so it is better to go through following links for understanding the matter more clearly. I am reproducing the links in case you could not manage to find these posts.
 
 
As per my information Bahria Town Lahore Sector F is NOT yet approved. Not only Sector F but also Sector D and E are also not approved by LDA and LDA is announcing all these three Sectors (D, E and F) still controversial. It is worth mentioning that despite of being unapproved, Sector D is getting populated rapidly and the rates of its plots are increasing day by day. I do not know why property dealers make people or themselves fool when they keep on saying that it is now approved by LDA. Bahria Town has not yet announced any location for its Sector F. Also its map is not yet out. Without announced location, availability of land and map how can some project get approved. Hope this makes the matter clear about the legality of Bahria Town Lahore Sector F.
 

 

Now coming to the point whether it is safe or not. As I have explained it in my above mentioned posts, Bahria Town does not much bother about approving its projects from LDA. These matters are gradually settled down in due course of time. Bahria Town Lahore's track record shows that these hurdles does not disturb its credibility and functionality.
 

 

Previously Bahria Town Sector F was being traded on loss but from yesterdays its Own or profit jumped up to Rs.120,000/= As per my limited information Bahria Town Lahore has sufficient land for its Sector F and its development work is being carried out on full swing.
Nowadays, it is very difficult to find any 10 Marla plot in Bahria Town Lahore in Rs.31 Lac so it is a good deal if we can have one on installments. At present Sector F is the only available option.
 

 

In short, in present situation, I would recommend investment in Sector F. The rates will increase significantly if Bahria Town Lahore announces a new Sector (G) in future.
